Get the valuation spot on

This is an essential step to get right, so that your property is sold as quickly as possible and at the best possible price. But most importantly, to the right buyer.

Sale Tailoring

Getting to know your property

Once we’re ready to bring the property onto the market, our sales team will pop over for a viewing to make sure that they know the ins and outs of the property first-hand.

Then we’ll start advertising
the property on our website
and on all the property portals, including big hitters like Rightmove and Zoopla.

Valuation

Get the valuation spot on

We would then agree a viewing plan with you, where we would decide whether you would want an open day, block or individual viewings.

Again, we would advise you on the merits of all three, and this may also depend on the location of the property and who it’s being marketed to.

Offers

Take your pick of the offers!

Once the offers start coming
in, we’ll make sure that each
one has been financially qualified before submitting them on to you.

Then it’s your moment to pick the offer you’d like to go with.

The Nitty Gritty!

Getting the sale moving to completion
Once you’ve accepted an offer:
  •  A survey is arranged by
 the buyer
  • The mortgage offer is released,
 i.e. the bank is happy with the
 survey and releases the funds
  • Searches are applied for, and
 enquiries are answered by
 the solicitors. This will check
 whether there are planning
 restrictions, or other similar
 things the buyer may want
 to verify.

Setting Dates

All parties agree a date to complete

This will depend on when everyone is ready to move but is normally a very straightforward process.

You will then exchange contracts to confirm the completion date.

Selling

This is the bit you’ve been waiting for!

You’ll be able to move, on the date of completion, which will be on the day of exchange or any agreed following date.
